Districts and Communities on the Big Island

West Hawaii

North Kohala - (population 6,038) Beautiful rural hawaii, sprawling ranches and upscale developments co-exist with small farms and plantation-style homes. The small artistic town of Hawi and harbor town Kawaihae both have fun shopping and excellent restaurants, with many small art galleries as well. Schools are located in Hawi.

South Kohala - (population 13,131) is where many of the large luxury resorts have been built on the Big Island. Dry and sunny, it is considered a premier location for golf, retirement, corporate condominiums, and vacation retreats. Waikoloa Village and Waimea are the primary communities with South Kohala, with shopping and restaurants. Waimea has both public and private schools, and a hospital. Some of the Big Island's best beaches are located within the South Kohala district - beautiful white sand!

North Kona - (population 28,543) is the most populated district in West Hawaii and is growning very fast. Kailua-Kona extends south to Keauhou (5 miles south) with properties of all sorts in between. Vacation condominiums and retirement homes are available in various price ranges. Jobs, restaurants, shopping and an array of entertainment are within a short drive. A favorite area for many, Holualoa, a charming little artists' town, overlooks Kailua Bay at the cool elevation of 1200 ft. This is also considered to be located within Kona's "coffee belt" - everything is very lush and tropical.

South Kona - (population 8,589) Lush and beautiful, South Kona has a great rural "hawaiiana" feel, even with the increase in residents and development. Small coffee, fruit, macnut and flower farms thrive in South Kona. The towns of Kealakekua and Captain Cook are the primary community centers. Schools, a hospital and shopping are found in these areas.

East Hawaii

Hamakua - (population 6,108) Very lush with crisp, clean views, the Hamakua Coast receives cooling trade winds and adequate rainfall to sustain heavy agriculture. Small farms and homes on lush land are available at a more affordable price than on in West Hawaii. Honoka'a is the primary community within this district, with shopping and schools. The famous Waipio Valley is located just a few miles from town.

North Hilo (population 1,720) and South Hilo (population 47,386) - Tropical rain forests, lush scenery and a comfortable island pace define North and South Hilo. Agriculture is a significant part of the economy with large and small farms everywhere. Hilo is arguably the largest community on the Island with the largest deep water port. Homes and land are available in all price ranges. Schools, restaurants, shopping and entertainment make Hilo a great place live.

Puna - (population 31,335) Considered as some of the most affordable land in Hawaii. It is still fairly rural though it is one of the fastest growing communities in the State. Many residents choose to live here because of the affordability, ideal farming conditions and reasonable proximity to Hilo where most of the major conveniences are located.

Ka'u - (population 5,827) A very rural district on the Island. Here is where Volcanoes National Park and the quaint small village of Volcano are located at approximately 5,000 feet in eleveation. The Volcano area is beautifully lush - yet fairly cool in temperature. Many unique vacation homes exist in this area alongside permanent residents who enjoy the small town feeling. Various forms of agriculture fuel the economy along with Volcano National Park. Other communities include Ocean View and Discovery Harbor. These areas evolved for those looking for affordable year round living in Hawaii.
